Who is a Move Plan for?

A Move Plan is for people relocating to Billings, Montana in the next 3 to 12 months. That includes a job offer in hand, a transfer on the way, a move to be closer to relatives, or a decision that is close but not final.

You get a written plan of 4 to 6 pages, built from your call and sent the same day. It has seven parts:

  1. Where you are today and where you are going. Your goal, in your own words.
  2. Your target areas. Based on measured drive times to your work location. Facts only.
  3. What your budget buys now. Recent sales and current inventory from the Billings MLS, with counts, dates and source.
  4. Financing and timing. The order of operations, scheduled backward from your move date.
  5. Your path. The option you chose, the tradeoffs you accepted, and what would change the plan.
  6. Your next three steps. With dates, and who does each one.
  7. How working together would look. Touring, communication and the buyer agreement.

The call and the written plan are complimentary. There is no obligation to hire Gene. The plan is yours to keep and use with any agent and any lender.

Common questions about the Billings Move Plan

Is a Move Plan call a sales call?

It is a planning session. At the end, Gene explains how he works with buyers and asks whether you want to work together. Either answer is fine, and you keep the plan.

Do I need to be pre-approved before the call?

No. The plan covers when to start financing and what a lender will need from you. You can use any lender you choose.

What if my current home has to sell first?

Then the sale comes first in the plan. It lays out the sell-first and buy-first options, what each one requires, and the dates that matter.

Can I get a Move Plan if I cannot visit Billings yet?

Yes. The call is by phone or video, and the plan covers how virtual tours and a short in-person visit can fit your timeline.

Will the plan tell me which Billings neighborhood to choose?

It gives you facts: drive times, prices, inventory and housing types. For schools and safety, it links to official sources, including school district contacts, the Billings Police Department and the FBI Crime Data Explorer, so you can decide by your own standards.

Do I have to sign anything to get a Move Plan?

Not for the call or the plan. A written buyer agreement is required before touring homes with Gene, and he explains it on the call. Commissions are negotiable and not set by law.
