I'm Gene Hauck, a Real Estate Broker and REALTOR® with The Morales Group at Engel & Völkers Billings. This range brackets the citywide median sale price of $385,000 over the same 12 months (Billings MLS), so it is where most Billings buyers compete. Here is what that means when you make an offer.
How close to list price do homes in this range sell?
Homes from $250,000 to $450,000 sold at a median 98.8% of their original list price in Billings from October 2025 through September 2026 (Billings MLS). That was the closest to list of the three ranges under $800,000: homes from $450,000 to $800,000 sold at 98.7% and homes under $250,000 at 94.1% over the same 12 months. Expect well-priced homes to draw more than one buyer, especially from April through September. Timing changes the picture. According to Billings MLS data, Billings homes sat a median 39 days on market from January through March 2026, against roughly 20 days from April through September 2026.
Which Billings areas have median prices in this range?
Six of the eight Billings MLS areas had a median sale price between $250,000 and $450,000 from October 2025 through September 2026:

A median is the middle sale, so every one of these areas also has homes above and below it. Compare areas on objective measures like price, age of the home, lot size and drive time; Billings neighborhoods and home prices by area goes deeper.
