Why Didn’t My Home Sell in Billings, MT? What 678 Expired Listings Show (2026)

Why didn't my home sell in Billings, MT? In 2026, the Billings listings that expired usually started higher and stayed there. Of the 2,339 Billings listings that either sold or expired between January 1 and October 21, 2026, 678 (29%) expired. Those expired listings started at a median original list price of $439,900, against $399,000 for the homes that sold, and fewer of them ever reduced their price (51% against 60%), according to Billings MLS data.

I'm Gene Hauck, a Real Estate Broker and REALTOR® with The Morales Group at Engel & Völkers Billings. I pulled every Billings listing that sold or expired this year to see what the expired ones had in common. Here is what the numbers show, and what I would change before relisting.

What did the Billings listings that expired in 2026 have in common?

Billings MLS, Jan 1 to Oct 21, 2026SoldExpired
Listings1,661678
Median original list price$399,000$439,900
Median final list price per sq ft (single-family)$187$197
Had at least one price reduction60%51%
Median days on market25122.5

Two things stand out. Expired single-family listings asked about $10 more per square foot than the homes that sold, and they were less likely to adjust. When a price reduction did happen, the median cut was about 4% for both groups (Billings MLS), so the difference was whether sellers adjusted at all, not how much.

Which Billings price ranges and home types expired most often?

Original list priceShare that expired
Under $250,00033.8% (98 of 290)
$250,000 to $450,00022.8% (258 of 1,130)
$450,000 to $800,00033.0% (250 of 757)
$800,000 and up44.4% (72 of 162)

The $250,000 to $450,000 range, which held nearly half of all Billings listings, had the lowest expiration rate. By property type, 27.8% of single-family listings expired, 31.2% of townhomes and 45.3% of condos (Billings MLS, January 1 to October 21, 2026). If your home is a condo or priced above $800,000, a longer timeline and a sharper pricing plan are normal, not a sign that something is broken.

What happens after a Billings listing expires?

Of the 678 Billings listings that expired this year, 364 had been relisted by October 21, 2026, and 197 of those relists had sold. The median relist came back 5 days after expiring at a list price 1.1% lower (Billings MLS). The typical relist came back quickly with a small price change. The checklist below covers what else is worth changing.

Why do homes not sell in Billings?

The price was set above the recent sales

The data above points here first. Buyers compare your home to what sold nearby in the last few months, not to what is listed. A price built on asking prices, an online estimate or what you need to net tends to sit.

The home was not prepared for the price

Condition and presentation have to match the price bracket. Dated lighting, deferred repairs and empty or cluttered rooms show up in photos and in buyer feedback.

The marketing did not reach or convince buyers

Photos, the listing description, video and how the home is shown all decide whether a buyer books a showing. A listing that gets online views but few showings usually has a price or presentation problem; one that gets few views has a marketing problem.

The timing worked against it

Billings homes sat a median 39 days on market from January through March 2026, against roughly 20 days from April through September 2026 (Billings MLS, closed sales October 2025 through September 2026). A winter listing priced for a spring pace often runs out of time.

What should you change before you relist?

  1. Reprice from Billings MLS sales of comparable homes in the last 3 to 6 months, not from active listings.
  2. Read the showing feedback and online activity from the first listing. They tell you whether the issue was price, condition or exposure.
  3. Fix what buyers kept noticing, and stage or brighten the rooms that photographed poorly.
  4. Replace the photos and rewrite the description so the relist does not look like the same listing.
  5. Agree on a price-review date in advance, so you adjust on a plan instead of waiting.

What does a relist that sells look like?

Kathleen's home had been listed with another agency for nine months while she lived out of state. She wrote in her Google review: “He staged the property, brightened up the interior with new lighting throughout and within one month we had a contract! Since we live out of state this was all accomplished by phone.” We also set up contractors for minor repairs and a mobile notary so she did not have to travel to Billings for closing. Every home is different, but the steps were the same ones in the checklist above.

Can I list with a different agent after my listing expires?

Once your listing agreement has ended, you can list with any agent. Check two things in your agreement first: its end date and any protection period. A listing that was withdrawn from the MLS can still be under an active agreement until its stated end date. If anything is unclear, ask a Montana real estate attorney.
